Exterior​

  • Each home, designed and built, emphasizes the creation of distinctive elevations, utilizing brick, siding, stone, stucco, and other unique materials

  • All elevations, colours, styles, details and materials are predetermined throughout the site and under architectural control
  • All windows to be vinyl with double-glazing and thermal-pane insulated low E argon filled glass windows, with a 25-year warranty. All operating windows to have screens in habitable areas
  • Roof to be a 25-year self-sealing asphalt shingles, to be installed on top of ¾” plywood sheathing
  • Exterior weatherproof electrical outlets in the front and the rear of the home located near the doorway
  • One weatherproof electrical outlet in the front porch soffit for Christmas lights
  • Prefinished insulated Aluminum garage doors with factory paint finish (Glass feature as per plan)
  • Maintenance free aluminum soffit, fascia, eaves troughs, downspouts, and vinyl or composite siding
  • Covered front entries and porches (as per plan)

Concrete and Masonry

  • Poured 8” concrete foundation walls reinforced with rebar (as per plan)
  • 4” weeping tile covered with clean 6” crushed stone around foundation walls
  • 3" concrete basement floor with floor drain near the hot water tank
  • Masonry detailing such as soldier coursing over garage door, arches, and keystones (as per plan)
  • Heavy-duty "poly-crete" brick starter strip on top of foundation wall to reduce leaks (as per plan)
  • Quality brick, stone, stucco, with vinyl siding on second floor sides (where applicable) as per elevation, siting, and colours are to be architecturally controlled by Apollo Custom Builders

Landscaping

  • The lot is to be graded and top soiled, sodded and professionally landscaped
  • Concrete front porch (as per plan)
  • Driveways to be paved (asphalt as per plan)
  • Any home where the rear door is more than 24” above grade will require a 5’x5’ wood deck 

Interior

  • Satin nickel interior door lever and satin nickel hinges
  • Contemporary smooth 2 panel interior doors throughout or modern styling 
  • All interior walls to be painted up to three colours throughout, choice of colours from Apollo Custom Builders' standard samples
  • Satin nickel Toilet paper and Towel bar trim kits for the bathrooms
  • Baseboard to be 5” and window and door casing to be 3” throughout (as per plan)

 Kitchen Cabinets and Bathroom Cabinetry

  • Deluxe kitchen cabinets custom built for each home and can be customized and upgraded to suit your own specifications.
  • Breakfast bar and island as per plan (some are optional)
  • Featured recycle and garbage centre pull out drawer for functional living (as per plan, if space permits)
  • Selection of granite countertops for kitchen cabinetry.
  • Choice of vanity cabinets and counter tops from builder's samples.

Woodwork and Stairs

  • Main Oak staircase to be stained to floor finish
  • All oak stringers on staircase to be stained to floor finish
  • Oak railings to be stained to floor finish 3" newel posts, 2-3/4" handrail, 1-1/4" pickets and 4" nosing to finished areas (as per plan).

Tile Work and Flooring

  • Bathroom and laundry room floors to be porcelain tiles from builder’s samples
  • Front entrance flooring to be porcelain tiles from builder’s samples
  • Kitchen flooring to porcelain tiles from builder’s samples
  • Wide selection of imported tile for the floors, and bathtub/shower enclosures and kitchen back splashes
  • Marble thresholds where ceramics meet other flooring (as per plan)
  • High quality hardwood flooring with high quality under padding in non-ceramic areas from builder’s samples 

Drywall and Insulation

  • Ceilings throughout the house to be smooth finish
  • R60 insulation in ceilings with attic space
  • R31 insulation in ceilings without attic space
  • R20 basement wall insulation (height as per O.B.C. requirements)
  • R22 insulation value on exterior walls
  • Metal resilient channel on the second floor ceiling to reduce truss uplift and to deaden the sound from the exterior and prevent drywall cracking

Heating and Air Condition​ing

  • High efficiency furnace
  • Central air conditioning
  • Dryer vent connection to the exterior
  • HRV (hear recovery air exchange ventilator)
  • Location of furnace and hot water tank located with future basement finishing plans in mind
  • Direct vent gas fireplace (as per plan)
  • Colour coordinated roof vents to match roof shingles

  • 100 amp electrical service with circuit breaker panel

  • Dedicated electrical circuit for under kitchen cabinet for future dishwasher
  • Up to 3 connections for telephone, 3 connections for cable television and 6 connections for CAT5 or CAT6 data line (as per plan)
  • 1  electrical outlet for garage door opener on garage ceiling
  • Door chime at front door
  • All light switches, receptacles and plate covers to be white Decora
  • Electrical receptacles provided at the service panel location for convenient hookup of future security or AV systems
  • Electrical receptacle provided in the garage at the central vacuum rough in location (as per plan)
  • Ground fault interrupter (GFI) protection in all bathrooms and powder rooms
  • Smoke detectors and carbon monoxide detectors as per OBC (Ontario Building Code)

Plumbing

  • Pex or Composite pipe and ABS plumbing throughout
  • White insulated "no sweat" toilets in all bathrooms from builder's samples
  • Single laundry tub with hot and cold water hook ups, and drain for washer discharge
  • Quality plumbing fixtures used throughout the home
  • Pressure balanced showers
  • Single lever, washer less faucets for all sinks except the laundry tub.

General

  • Warp resistant engineered floor joists used to minimize floor squeaks
  • Deadbolt locks on all exterior doors entering the home
  • Solid 2"X6" exterior wall construction
  • 5/8" tongue and groove sub flooring throughout
  • All sub floors to be nailed, screwed, glued down, and sanded at joints to prevent squeaking

Warranty

  • The home is warranted from defects in workmanship and materials for one year
  • The home is warranted from defects in workmanship and materials on electrical, plumbing, heating delivery and distribution systems, exterior cladding, windows and doors, and the building envelope and basement remains free from water penetration for two years
  • The home is warranted against all major structural defects for seven years
